Insurance companies are increasingly reluctant to issue insurance policies for owners of older homes (usually 25 years or older). Their common interest is that there are conditions in an old house that could be a liability. Areas of concern; are the condition of the Roof, HVAC, electrical and plumbing in older homes. When these elements are in poor condition, most insurance companies are skeptical of renewing or issuing new policies.
Four Point control of liability insurance, is a visual inspection of the four main components:
·HVAC (heating, ventilation and air conditioning)
Providing your insurance company with a windstorm mitigation report qualifies most homes for a Windstorm Mitigation Insurance Discount. Existing homes have one or more of these wind resistive construction features and may qualify for some insurance discounts of 45% or more.
WHAT IS INSPECTED DURING A WINDSTORM MITIGATION INSPECTION?
A. Roof coverings, such as shingles that meet the FBC Requirements.
B. Roof decks that have been installed with large nails and close spacing.
C. Hurricane clips/straps that hold the roof structure to the walls.
D. Protection of Openings such as windows and glass doors with impact resistant glazing or other protection systems.
E. Secondary Water Resistance that prevents the roof from leaking if the roof covering is blown off in a windstorm.
F. Newly Constructed Houses built to the Florida Building Code since March 1, 2002
G. Homes built to the South Florida Building Code in Miami-Dade and Broward Counties after 1994.
